Pricing & Market Positioning

Before anything is photographed, we review recent comparable sales, current buyer demand and the competing properties your home will be measured against. The result is a pricing strategy that is ambitious but credible, and a clear picture of the buyer most likely to value what you have.

We share our reasoning openly, so you can weigh the pricing decision with the same information we have.

Property Walkthrough

Our team walks the property with you, room by room and outside, noting what is already working and what deserves attention. Small repairs, tired finishes and cluttered spaces are easy to fix early and costly to ignore once buyers are viewing.

You receive a short, prioritised list so that effort and budget go where they will count most.

Staging & Presentation Advice

Decluttering, furniture placement, lighting and a few well-chosen finishing touches can change how a space feels. We advise on what to remove, what to keep and what to add, and can introduce stylists and contractors if you would like help.

The goal is a home that feels spacious, cared for and easy for buyers to imagine living in.

Documentation Readiness

Buyers, banks and their advocates will ask for paperwork. We encourage early review of title documents, ownership records, rates and land rent clearances and survey information, so any gaps are found while there is still time to resolve them.
